Air conditioning inspection services (TM44's)

The Energy Performance of Buildings Directive (EPBD), implemented in England & Wales by The Energy Performance of Buildings Regulations, requires that air conditioning equipment above a certain size to be inspected regularly. Details are given in the Government Guidance document “A guide to air conditioning inspections for buildings”. The details and outcomes of these inspections are recorded in a report and a certificate is issued.

You will often hear these inspections referred to as ‘TM44’. TM44 is a technical memorandum issued by CIBSE as guidance and is primarily intended to support assessors in carrying out inspections for compliance with the EPBD. The Government guidance document makes reference to TM44.

When is an Air Conditioning Inspection (TM44) required?

Air conditioning systems with an effective rated output of more than 12kW are affected by these regulations. This will include systems consisting of individual units which are less than 12kW but whose combined effective rated output is more than 12kW.

Inspections must take place at no more than 5 yearly intervals, after inspection a report will be produced and a certificate issued, both become valid when lodged on the Government Register.

It is important to note that these inspections are separate from & additional to other air conditioning regulatory requirements, for example F-Gas.
